Let me shortly tell you about Cyberjaya. Launched in 1997 by former Prime Minister of Malaysia Tun Dr
Mahathir Mohamad, the idea to transforming a city
where 2,800 hectares (approximate 7,000 acres) of mostly undeveloped land into
a self-sustaining
economy called as Multimedia Super Corridor (MSC). In this 20 years, Cyberjaya
has met its vision and experienced a successful transformation; from an empty
land into a IT Hub and critical contributor to Malaysia's digital economy. The
transformation of the town enables Malaysians to leapfrog into the information
age where world best MNE will use it as reginal multi-cultural information hub.
Especially this few years, Cyberjaya becoming the new booming hotspot for
property investors and homebuyers, MNCs, and top universities move in the
township.
Let me break down this few reasons why

Transportation
Transportation
Cyberjaya is strategically located between KL
and KLCC airport and just next to federal administrative centre Putrajaya. This
make Cyberjaya easily access to everywhere via major highways such as Elite
highway, SKVE, LDP, the Maju Expressway(MEX). Driving to KLIA airport will take
around 25 minutes or less and you can get to KLCC for about the same time.
Furthermore, the Sungai Buloh-Serdang-Putrajaya MRT is schedule to be completed by July 2021 and
will have two MRT stations serving Cyberjaya.
Not to mention the KL-Singapore
bullet train will built next to Putrajaya and Cyberjaya KLIA Transit station.
Investment Hub and Job Opportunities
According to Cyberview Sdn Bhd, currently
Cyberjaya is home over 2,200 firms including 44 MNEs such as Shell, HP, HSBC,
DHL, IBM, Intel Corporation, Hewlett Pack Enterprise and many more. Because there
are many reasons why setting up in Cyberjaya such as tax exemptions, privileges
for tech-based businesses, competitive ringgit and easy availability of talent.
Due to these MNEs set up in Cyberjaya start becoming a global technology hub
and brought in 40,000 of white collared workers.

Moreover, the upcoming
city centre project will transform Cyberjaya into a smart city and continue to
growing with a GDV of RM11bil, it would create 1,000 job opportunities in
Cyberjaya. According to Prime Minister Najib,
the Cyberjaya City Centre(CCC) would be a mixed development featuring a
convention centre and hotel, office towers integrated with a MRT station,
shopping mall and serviced apartments with retail outlets.
Environment
Cyberjaya not only about IT hub and the
Greenest cities in the country 48% of its land reserved for public amenities
and greenery. A number of intelligent
and sustainable buildings design in Cyberjaya are being developed with
renewable energy and green buildings have been accredited with a Leadership in
Energy and Environmental Design(LEED) and Green Building Index(GBI)
certification such as Wisma Shell, CX5 Data Centre, Rimba Digital and
more. Not to forget security in town, security
is a major concern these days, gate and guarded neighbourhoods are very much in
demand. The crime rate in Cyberjaya is low compared to other places in Klang
Valley. CCTVs are installed around the city to monitor traffic and crimes at
the same time.
Education
There are many
education institutions in Cyberjaya, From kindergarten, private and
international primary school, and Universities. These include Sekolah Menengah Kebangsaan Cyberjaya, ELC International School, Multimedia University (MMU), Kirkby International College, Cyberjaya University
College of Medical Sciences (CUCMS), AMU and LimKokWing University of Creative Technology (LUCT).
There are 27,000 university students currently studying in six higher learning
institutions in Cyberjaya. Moreover, the first Chinese primary school
SJK(C)Union will be serve the community on next year 2018.
Excellent
Infrastructure and advanced telecommunications
Cyberjaya has a well-planned
infrastructure. It enables access to high speed internet with speeds up to
100Mbps and almost all of the buildings fibre optics are equipped. In June 2017, Cyberjaya became the first in
Malaysia to launch the superfast 1Gbps internet to both homes and businesses.
Cyberjaya community can also surf the Internet using the Wireless Cyberjaya for
free at more than 144 Wi-Fi hotspots throughout the city.
Investing in
Cyberjaya:
In my opinion, I still believe
Cyberjaya is good place to invest because Malaysia government would do anything
it can to sustain this city. On the past rental rate, official reports have calculated
rental returns to be an average of 5.08% per annum despite weak market
sentiments. Bear in mind, not only new developments has a great rental rate and
the old development just as much as demand. If you planning to invest in
property and interested in long term return, why not think about Cyberjaya
while the entry prices still affordable. You ask me will the price increase in
the future, why not look back 20 year ago lot of people afraid to buy a property in Puchong.
